Cheapest Virtual Office in Delhi for GST

The cheapest virtual office in Delhi for GST registration is the one that gets your Delhi GSTIN approved without a second round of documents and keeps it safe if an officer visits. ComplyLocal's Delhi VPOB costs ₹14,000 plus 18% GST, or ₹16,520, and GST registration itself has no government fee.

Delhi virtual office prices are quoted in very different ways: per month, per year, with or without GST, with or without the application. This guide breaks the price into what you are paying for, lists the costs that sit outside most quotes, and gives a 12-month comparison you can fill in for any two offers.

Monthly quotes and fixed fees are not comparable as quoted

Many Delhi virtual office listings are written for a business address or meeting rooms and quote a monthly figure. A GST-focused VPOB, such as ComplyLocal's, is quoted as a single fee that includes the registration work. Neither number means anything until you convert both to the same 12 months and the same inclusions.

Multiply any monthly quote by the months you are committing to, then add every extra the provider charges separately. Ask for that total in writing before you compare it with a fixed fee.

Costs that sit outside most quotes

Cost line

Question to ask

Agreement execution

Is the stamp paper and notary or registration cost included?

GST on the fee

Is the quote before or after 18% GST, and will the invoice name your Delhi GSTIN?

GST application

Is REG-01 preparation and filing included, or only the address documents?

Officer visit

Is there a charge each time someone has to meet an officer?

Adding a warehouse

Is the additional place of business amendment included?

Renewal

What does the next term cost, and is that figure in the agreement?

Notices

Are notices received at the address scanned and sent to you, and how fast?

The rent-agreement side of these costs, including when an agreement is worth registering, is covered in rent agreements for GST registration.

GST on a Delhi virtual office fee, and who can claim it

A virtual office grants a right to use immovable property, so under Section 12(3)(a) of the IGST Act the place of supply is where the property is. A Delhi address fee therefore carries Delhi CGST and SGST, whichever state the buyer is in.

Example: an address fee of ₹12,000 from a Delhi provider carries CGST of ₹1,080 and SGST of ₹1,080. Only your Delhi GSTIN can claim that ₹2,160 as input tax credit. An invoice made out to your home-state GSTIN, or issued before the Delhi GSTIN exists and never corrected, leaves the credit unusable.

A 12-month comparison you can fill in

Use one column per offer. The lowest total, not the lowest first line, is the cheapest virtual office in Delhi for GST.

Line

Offer A (₹)

Offer B (₹)

Address fee for 12 months

Agreement execution: stamp paper, notary or registration

GST application filing

REG-03 reply, if needed

Verification visit support

Additional place of business for a Delhi warehouse

GST at 18% on the above

Total for 12 months

For reference, ComplyLocal's Delhi VPOB is ₹14,000 plus GST, covering the agreement, NOC, premises proof, name board support, verification coordination, the GST application and REG-03 replies.

Price red flags in Delhi

  1. A promise of approval in a fixed number of days; Instruction No. 03/2025-GST allows 7 working days, or 30 with verification, and nobody controls which applies.

  2. A claim that no officer will ever visit; Delhi has used biometric authentication for flagged applicants since 6 September 2024, and physical verification can still be ordered.

  3. A "Delhi" address whose PIN does not start with 110; Gurugram addresses start with 122 and Noida with 201.

  4. No GST invoice, or an invoice only in your home-state GSTIN.

  5. An agreement that names the building but not your unit.

When the cheapest option is not to buy one

Some businesses do not need a Delhi virtual office at all, and the saving is the full fee.

Situation

Why no Delhi VPOB is needed

Your stock sits in Gurugram, Faridabad, Noida or Ghaziabad

That is Haryana or Uttar Pradesh; a Delhi GSTIN cannot carry it, as explained for the Haryana side in virtual office in Gurgaon

You sell services to Delhi clients from another state

Bill from your home GSTIN with IGST; place of supply for business clients is their location

You ship to Delhi buyers from your home-state stock

Interstate sales on your existing GSTIN

You have leased real premises in Delhi

Register those directly

Whether a Delhi GSTIN is the right registration in the first place, and how the application runs, is covered in our main guide to a virtual office in Delhi.

What ComplyLocal's ₹14,000 covers

ComplyLocal Consultants is a GST firm in Rohtak, Haryana that arranges Delhi VPOB addresses for sellers and service businesses. Its Delhi price is one figure, ₹14,000 plus 18% GST (₹16,520), and it already contains the lines in the first table above: agreement, NOC, current premises proof, name board, visit coordination, REG-01 filing and REG-03 replies. Most registrations complete in 15 to 25 working days.

Our view: when a quote is several thousand rupees lower, check first whether it leaves out the REG-03 reply or the visit support. Those are the two lines you will need on a bad week, so price them in before you choose.

Frequently Asked Questions

  • ComplyLocal's Delhi VPOB costs ₹14,000 plus 18% GST, or ₹16,520, including the agreement, NOC, premises proof, name board support, the GST application and REG-03 replies. GST registration itself has no government fee, so the whole cost is the provider's charge.

  • The cheapest is the offer with the lowest 12-month total once every inclusion is equal: agreement execution, GST application, REG-03 replies, verification support, renewal and 18% GST. A low monthly figure that leaves these out usually costs more by the end of the year.

  • Yes, at 18%. Because a virtual office grants a right to use immovable property, the place of supply is the property's location under Section 12(3)(a) of the IGST Act, so a Delhi provider charges Delhi CGST and SGST.

  • Yes, through your Delhi GSTIN, if the invoice names that GSTIN and appears in its GSTR-2B. A home-state GSTIN in another state cannot use Delhi CGST and SGST, so ask the provider to invoice your Delhi registration once it is granted.

  • No. Applying for GST registration on the GST portal is free in Delhi, as in every state. Any fee you pay goes to the address provider or the consultant preparing your application.

  • Many listings are built for a business address, mail handling or meeting rooms and price monthly. A GST VPOB such as ComplyLocal's is a single fee covering documents and the application. Convert both to a 12-month total with the same inclusions before comparing.
